For guests staying during the winter, please be aware that we are located at the top of a steep road, which is regularly plowed and sanded, but snow tires are recommended.
Check-in begins at 3pm and is self check-in. Entry into the building requires a security code, which will be texted to you the day of your arrival. If you did not include a mobile number in your reservation, please provide one to us. Check out by 11:00 am.
Please park in the large parking lot to the right of the driveway as you pull in.
Please remove shoes in the front entrance at arrival. Slippers are available to borrow or you can bring your own.
Because we are located in a rural community, the cellular reception is not as good as the service one can enjoy in a larger city. We recommend signing into our free Wi-Fi network and using the "Wi-Fi Calling" feature on your phone to receive calls and texts. A guest courtesy phone is also available on the main floor.
Quiet Time is from 10PM - 7AM. Please respect your fellow guests and conclude billiards games and outdoor activities by 10pm. Only Whole House rentals are entitled to exclusive use of the common areas and commercial kitchen and no Quiet Time restriction.
Smoking is restricted to outdoor areas only. No burning of candles in the inn.
Please be aware that with the exception of the ADA compliant room on the first level, most rooms require climbing stairs and we do not have an elevator.
Sorry, no children under the age of 12 (unless renting the whole inn).
No pets and no unregistered guests. Please do not bring more guests than is stated in your reservation as this is grounds for forfeiture of your stay with no refund.
We do not provide daily housekeeping. Extra bath tissue, trash bags, and an iron and ironing board are located in the guest supply area near the main stairs on the first floor. If you need fresh towels, please contact the Manager.
We do not provide meal service. Every apartment (except Apt #101, which is ADA compliant) has a kitchenette with a microwave, toaster oven, Keurig coffee maker, and mini fridge. ONLY THE LOFT APARTMENTS HAVE A STOVETOP. Apt #101 has a mini fridge and Keurig coffeemaker only.
The nearest convenience store and gas station is Beaudry's Store in Huntington (2 miles from us), which closes at 6:30pm. The nearest grocery store, Richmond Market, is in Richmond (9 miles from us), which you will probably drive through on your way to us, so pick up supplies on your way in! You will also find a gas station, several restaurants and a coffee shop in Richmond.
We provide complimentary Green Mountain coffee, Numi Organic teas, raw sugar, and stevia. If you like creamer, you'll need to pick some up.
We provide bath towels, bed linens, kitchen towels, hair dryers and iron/ironing board. Use of the laundry facilities (2 washers and 2 dryers) is available at no additional cost and by appointment only. Please contact the Manager to reserve a time.
Please return the inn the way you found it. Do not move cookware or dishes out of the apartments. For whole house rentals, please stack chairs and tables in the commercial kitchen, clean dishes and collect bagged trash in the kitchen.

Here are some simple driving directions if traveling on Interstate 89. If you are approaching from the south, we recommend you take Exit 11 (not Exit 10) to avoid 5 more miles of unpaved roads. You will still encounter unpaved roads leading to our property, but fewer taking Exit 11.
From I-89, take exit 11.
Turn onto US-2 East towards Richmond (1.6 miles).
Turn Right onto Bridge Street (.6miles) at the Cumberland gas station.
At the curve, keep right onto Huntington Road (4 miles).
Huntington Rd turns into Main Rd (2.4 miles).
When you reach the town of Huntington, you will see a small gas station on the left. Prior to the sharp curve going right, turn Left for East St. (1.4 miles). It soon turns into an unpaved road.
When the road splits keep left on Delfrate Rd (.6 miles).
Go all the way to the end of the road. We are the last house on Delfrate Rd.
For reservations made directly through our website, deposits are held by major credit card at the time of reservation and are 50% of the total due. The remaining balance will be charged to the credit card on file the day of your arrival. If you would like to use a different form of payment for the final balance, please make arrangements with Laura in advance of your arrival date. Remaining balance payments can be made by VISA, MasterCard, Discover, American Express, cash or check. Please make checks payable to LionsGate Inn.
All rates subject to 9% Vermont rooms tax.
Cancellation Policy for reservations made directly through our website: We never overbook our rooms and we hold your reservation as confirmed for the dates you have reserved. For this reason, deposits will be gladly refunded, less a $50 cancellation fee per apartment booked, if cancellation is made up to 14 days prior to arrival date, or if space can be re-rented for the entire reservation period. If after arrival, you must leave earlier than your scheduled departure date, you will be charged for the entire reservation unless your apartment can be resold for the full amount. If any changes to your reservation result in a cancellation of one or more nights, it is considered a cancellation and will be subject to cancellation fees. Trip Insurance is recommended. Whole house rentals are subject to a longer cancellation period of 60 days and a $250 cancellation fee.
